Topsail Island, and its surrounding communities in southeastern Pender County, has been deemed one of the fastest-growing communities in North Carolina. It stand to reason that where people go to live, work, and play, business will follow that will supply the needs of the expanding population
During the past few years, the greater Topsail area has seen a dramatic increase in commercial real estate development. Several local, as well as nationally known retail chain stores, are finding Topsail a great place to establish business. With increased business opportunities, more local people are finding good-paying employment.
The Topsail Island area, generally considered to be the southeastern portion of Pender County, encompasses several communities both on the mainland, and on the island proper. These communities include the villages of Hampstead, Topsail Beach, Surf City, Holly Ridge, North Topsail Beach, and Sneeds Ferry. The entire area is ideally situated between Wilmington to the south, and Jacksonville to the north.
Commercial development swung into high gear when in January 2006, Lowe's Home Improvement Stores, Inc. opened with great fanfare on the corner of Highways 210 and 17. When stating their reason for building a new store in this area, Lowe's officials simply stated that their studies revealed enormous growth in the area. Since opening, other new commercial developments have been announced for the area around the new Lowe's including a Harris Teeter grocery and several new restaurants. During the next several years, these establishments will draw other businesses to the area. With business development will come more jobs that will be filled by local residents.
Closer to the island itself, that strip of highway 210/50 approaching the Swing Bridge, is also becomming a popular business strip. Known as the Surf City Causeway, it is the ONLY road that gives acces to Surf City and the Town of Topsail Beach. Recently, several new businesses have been established in a new shopping strip called Gateway Plaza. Several new banking establishments, physicians, and an urgent care center have also located to the area.
The Topsail area holds much promise in the next decade for commercial real estate developers and investors. While the mainstream economy still relies on the tourism and real estate industries for the majority of area income, the economy will gradually shift to include the retail industry in the mix. Having more than one or two main sources supporting the area economy will only result in a more stable annual income for those families who choose to live in the area.
