The building boom and high inventory numbers in 2005 resulted in a general drop in real estate prices in the last half of 2006. This first half of 2007 has seen a slight increase in recent building and a mini-building-boom has appeared to have an early start. Following the national trend, Topsail Island real estate properties have continued to decline slightly.
The building boom Topsail Island experienced in 2005 not only increased inventory of single-family homes and condos, but also resulted in substantial commercial development. The new Lowe's Home Improvement store that opened in January 2006 at S.R. 210 and Hwy 17 is serving as the anchor for additional commercial development in that area. Ground breaking will soon begin for a Harris Teeter grocery store and a handful of national chain restaurants.
Mainland real estate is also a relative bargain with several new housing developments currently in construction within 5 minutes driving time to Topsail beaches. These new developments are attractive to middle income families and retirees. Employment opportunities will soon open up more options for more residents because of new retail and restaurant openings planned for the near future. Local governments of Surf City, Onslow County, and Pender County are also encouraging additional development with the extension of additional water services into developing areas.
With prices continuing to be on the decline and inventory remaining high, now is the opportune time to seriously consider a home purchase or real estate investment on and around Topsail Island. Interest rates continue to be favorable. Prices will begin an upswing trend once again as new retail outlets and restaurants open for business bringing with it an influx of people looking to make the Greater Topsail Island area home.
